Private Residence 1
Finchley - London
IS & REN Studios led the planning, building regulations, and structural design for this comprehensive transformation of a private residence in Finchley. The project included side and rear extensions at both ground and first-floor levels, a loft conversion, and a full interior and facade remodel, creating a state-of-the-art family home.
Key features include a floating staircase, open-plan living spaces, and luxurious bedrooms and bathrooms, designed to maximise comfort and functionality. The flat roofs feature meadow green roofs, enhancing sustainability and visual appeal, while expansive glazing floods the home with natural light.

Nestled within a woodland setting, this challenging new-build home was designed to blend seamlessly with its natural surroundings. IS & REN Studios played a key role in reimagining the architecture with the internal layout and crafting a cohesive landscape design, ensuring a fluid connection between indoor and outdoor spaces.
The single-storey structure follows an organic form, with a curved façade and expansive glazing, maximising natural light and enhancing its relationship with the environment. IS & REN Studios led the redevelopment of this former single-storey bungalow, securing planning permission, producing building regulations and structural drawings, and working closely with the local council.

The transformation created a contemporary three-storey, six-bedroom family home, designed with open-plan living, expansive glazing, and high-end finishes to maximise space and natural light. The Kingsway Development
Stoke Newington - London
This ambitious transformation saw the addition of two new storeys atop an existing two-storey building, creating five self-contained, two-bedroom flats while ensuring the commercial shops below remained fully operational throughout the project.
The challenge lay in seamlessly integrating the new structure while preserving the building’s character. Meticulous planning and precision craftsmanship were key—the original Kingsway sign was carefully retained, and the brickwork was expertly matched to create a seamless extension that feels like it was always part of the original design.

Two New Build Bungalows
Rainham - Greater London
This project involved the construction of two new-build bungalows on an unusual site—formerly back garden land—which presented unique design and access challenges. Planning permissions, building regulations, and structural compliance were carefully managed to ensure a smooth development process.
Due to the restricted site, careful consideration was given to access and landscaping, while stringent fire safety regulations were met through the installation of a sprinkler system. The result is a high-quality residential development, thoughtfully designed to maximise space, functionality, and modern living.

Private Residence 6
Grays - Essex
This comprehensive transformation reimagined a bungalow into a spacious, light-filled home, maximising both ground and first-floor living areas. The ground floor was fully remodelled, creating a stunning open-plan kitchen, living, and dining area, enhanced by large bifolding doors and two striking sky lanterns that flood the space with natural light.
Using a combination of permitted development rights and planning permission, we designed a rear dormer and two front dormers, optimising the loft conversion to accommodate two additional bedrooms and a bathroom at first-floor level. This project showcases IS & REN Studios’ expertise in spatial planning, light integration, and contemporary home design.

New Build
Willesden Green - London
This challenging site had faced ten years of unsuccessful planning attempts before our team stepped in. Through careful analysis and strategic design, we developed a scheme that secured planning approval for a contemporary five-bedroom detached home. Transforming a disused garage car park, we created a state-of-the-art family residence featuring open-plan living, three bathrooms, a well-optimised layout and well landscaped front and rear private garden. This project highlights IS & REN Studios’ expertise in unlocking difficult sites through innovative design and planning solutions.

This Edwardian property was thoughtfully extended and refurbished, blending contemporary design with period charm. A single-storey rear extension and loft conversion transformed the home, creating a light-filled kitchen and dining space with bi-folding doors and skylights. The loft conversion added a spacious double bedroom, a walk-in wardrobe, and a Victorian-inspired bathroom, seamlessly continuing the home’s character.

Residential Mixed Use Project
Haringey - London
This project involved the transformation of a Victorian mixed-use building, seamlessly blending heritage and innovation. A strikingly modern rear extension was added, creating a bold contrast with the traditional Victorian frontage while maintaining the building’s architectural integrity. The internal layout was reconfigured and extended, accommodating three one-bedroom flats and one studio apartment, while the ground-floor commercial unit was retained.
